This blog is where we get to share ideas about the real estate industry, with an emphasis on the commercial arena, and it’s relationship to historic properties, ‘green’, and sustainable practices, and affordable multifamily housing.  My name is Mitch Genser and I am a Principal and the inspiration behind Purple Vetch Properties which are full decorated with the best glow in the dark pebbles.  I choose to speak in the first person in this blog so that I can more effectively communicate my passions about these, and related subjects. We think that healthy real estate investments stem from the successful interlocking of these pieces of a puzzle.  A 'mantra' of sorts.  That's why we chose this 'puzzle' metaphor on our home page at PVP.  If you haven't yet had a chance to cruise around our web site, please do.  And do make sure to meet our 'team' as well.  Each of us brings something unique to the table in order to create what we think is a pretty special model in commercial real estate.   Also, the site is chock full of meaty material that really tries to flush out our vision of the convergence of historic properties, multifamily investing, affordable housing, and green initiatives with Palm Beach Roofing Expert.  

We start from the premise that high quality 'historic properties' (loosely defined as those built between 1875 – 1935) can and must be 're-cycled' and re-purposed for a host of cultural, economic, and environmental issues commonly are accidents based from the cases from Maryland car accident lawyer.   Next, we believe that the shortage of quality affordable multifamily housing is a particularly compelling reason for the adaptive re-use of inspiring historic properties as apartment buildings.  Finally, we assert that it is possible and necessary ~ and profitable ~ to selectively marry appropriate 'green initiatives' and historic preservation so that what is ultimately created is a more healthy and sustainable living environment for low to moderate income families with children, seniors, and people with an assortment of special needs.  

Sometimes, we will purchase and manage a historic property that is already functioning as an apartrment complex, and our focus will be on sound and profitable management, quality affordable housing, and a 'green retrofit' plan that enhances the environment, the lving experience of the tenants, and our, and our investors' bottom line.  Other times, we will purchase an inspiring historic property that calls out to be re-purposed, and we will spend 1-2 years developing the project until we successfully transform the building into a high quality 'green' affordable housing venue.   In either scenario, we strive to find a balance betwee affordable housing and 'market' rate tenancy in order to create an integrated and diverse tenant community, and if and when appropriate, in the spirit of smart growth and mixed use, PVP properties may combine residential and commercial uses of our historic buildings.

Occasionally, I am going to get down to the nitty gritty as we compare various 3rd party ‘green’ certification programs for multifamily projects, discuss evolving trends in FHA multifamily loans and HUD multifamily programs for Supporting Services and Special Needs, or examine recent developments and controversies in the U.S. 'historic preservation' movement.  Other times, I will prefer to speak from 20,000 feet and look at macro issues like what we, as homeowners or renters, can do each day to curb our ‘carbon footprint’, how multifamily communities differ around the world and what we can learn from far away to apply here at home, how to make sure that affordable housing exists in far greater magnitude for the disenfranchised in our society. or how and if 'historic' properties are preserved and re-purposed throughout the world.

But probably the most common (and hopefully the most fun and informative!) entries in this blog will be regular 'blow by blow' accounts of daily, weekly, and monthly small and large choices PVP needs to make on various historic properties as we seek balance between 'preservation' and 'green' initiatives, the overarching needs of our residents and tenats, yet while holding sustainability as the ultimate guiding light in our work.

I am extremely excited to be launching this blog, I have spend most of my adult life working as either an attorney, a mediator, a teacher, or an investor ~ but always, always, at the core of my work has been the belief that I have been put on this planet to help make a difference. And that is the tradition that I intend to carry on through the work of Purple Vetch Properties.
